Letters of Regulatory Compliance
There are two letters of regulatory compliance available from the Planning and Development Services Division office.
A Zoning Verification Letter is a letter that indicates to a property owner that a specified use, clearly identified in the application, is permitted within the Zoning District. A Zoning Verification Letter does not authorize the property owner to proceed with a development; does not specify requirements that must be met for future development; and does not include a determination that a tract of land may be developed.
A Legal Lot Verification Letter is a letter to determine that a lot is platted or determined to be a legal lot. This is a necessary first step in the development process, as no permit can be issued for a lot that is not a legal lot.
Applicability
A Zoning Verification Letter may be obtained for any lot or tract of land within the corporate limits of City of Georgetown.
A Legal Lot Verification Letter may be obtained for any lot or tract of land within the City of Georgetown and its Extraterritorial Jurisdiction (ETJ).
Application Submittal Requirements
An application for a Zoning Verification Letter requires the Planning and Development Services Master Application Form, a letter request that includes the legal description of the property, and a map clearly identifying the property, along with any applicable fee.
A Legal Lot Verification Letter requires the Planning and Development Services Master Application Form, a letter request that includes the legal description of the property, a map clearly identifying the property, and copies of Deeds establishing the configuration of the lot as of May 10, 1977, along with any applicable fee.
