Construction Plans

A Construction Plan guides the development of utility and street improvements necessary to serve a new development. The construction plans include engineering drawings, sign and sealed by a Professional Engineer, for all improvements required to serve the development.


Applicability

After approval of a Preliminary Plat, the subdivider may choose to file a set of construction plans and, upon approval by the Development Engineer, proceed with construction of the improvements. The subdivider may also choose to file a financial guarantee of performance and file a record plat prior to construction of the improvements.


Submittal Requirements

  • The construction plans requirements are included in Section 3.08.060 of the Unified Development Code (UDC).
  • The construction plans are detailed engineering drawings for all proposed streets, sidewalks, drainage, utilities or any other infrastructure improvements required for a development.
  • A professional engineer representing the subdivider shall submit the plans to the City Development Engineer.
  • The subdivider's engineer is responsible for the accuracy, completeness and conformance to the City's Construction Specifications and Standards Manual, the UDC, the City Drainage Criteria Manual, and all other applicable City standards.
  • A construction plans checklist is provided in the UDC Development Manual.


Review Process

  • The purpose of the Development Engineer's review is to ensure conformance to City policies and standards.
  • The Development Engineer shall approve construction plans that sufficiently show compliance with any city approved or adopted design or construction manuals or in the absence City approved or adopted design requirements, standard engineering practices.
  • The Development Engineer is responsible for final action on construction plans.
  • The construction plans, when duly signed by the Development Engineer are authority to proceed with the construction of the required improvements.


General Review Time

The Development Engineer has 45 days to review the construction plans.
